**Terms and Conditions**
1. **Introductory Provisions**
The operator of the apartments is the company innovation hub s.r.o., with its registered office at Jaurisova 515/4, Michle, 140 00 Prague 4, company ID 17791341, registered with the Municipal Court in Prague, Section C, Insert 376735 (hereinafter referred to as the "provider"). The general conditions apply to all stays and other services provided through the website www.rezidencemakart.cz.

2. **Contractual Relationship**
The contractual relationship between the provider and the customer arises after the customer fills out and submits the electronic "accommodation booking" on the website and after the electronic "order confirmation" is sent to the customer by the portal. By submitting the order, the customer confirms that they have the required information about the accommodation in full and that they have thoroughly read and agree to these general conditions of the portal. The portal reserves the right to announce changes to the information on the website before confirming the order. In the event of discrepancies between this information and the information in the order confirmation, the information in the order confirmation is binding. Electronic communication (email) is agreed upon for mutual communication. Notices made in this manner will be recognized as valid written notices.

3. **Price of Stay**
The price of the stay is understood to be the price stated in the order confirmation. Additional services are included in the price of the stay only if explicitly mentioned. Any discounts announced after the order confirmation do not entitle the customer to such a discounted price. If a discount is requested, the customer must apply it before submitting the order. If eligible for multiple discounts, only one can be applied. In some cases, the price of the stay may not include additional fees, particularly resort fees, parking fees, sports facility fees, energy payments, deposits, etc. Information about fees is provided in the supplementary information on the website, as well as in the order confirmation. Mandatory fees not included in the price of the stay must be paid on-site to the provider. The portal is not responsible for changes in the amount of fees listed in the offer materials compared to the actual fees collected on-site by the provider.

4. **Payment Terms**
The customer is obliged to pay the price of the stay according to the instructions in the order confirmation. The client pays a reservation deposit of 100% of the price of the stay in advance, without which the contractual relationship will not be confirmed within the specified period. If the customer fails to comply with the agreed payment terms or does not arrive for the stay, the customer's entitlement to the stay lapses.

5. **Changes**
If, for objective reasons, significant conditions change before the start of the stay, a change may be proposed to the customer. In such a case, the customer has the right to agree to the change or withdraw from the contract. If the customer does not withdraw in writing within 10 days of receiving the proposed change, it is considered that they agree with the change.

6. **Cancellation of Stay**
The customer is entitled to withdraw from the booked stay at any time by delivering a verifiable written withdrawal to the provider. In the event of cancellation, the customer will be charged a cancellation fee, which is set at 100% of the price of the stay.

7. **Implementation of Stay**
The customer will receive a stay voucher electronically immediately after paying the reservation deposit. Any complaints must be addressed directly on-site with the provider. The portal will assist the customer in case of complaints but is not responsible for them. If a dispute arises between the contractual parties, the Czech Trade Inspection Authority (www.coi.cz) is the body for out-of-court settlement.

8. **Data Protection**
Innovation hub s.r.o., with its registered office at Jaurisova 515/4, Michle, 140 00 Prague 4, as the data controller, processes personal data in accordance with the Regulation (EU) 2016/679 of the European Parliament and of the Council of 27 April 2016 (General Data Protection Regulation) and other legal regulations. For the purpose of fulfilling the contract, the following personal data of customers are processed: (name, surname, email address, residential address, date of birth, IP address, cookies) based on legitimate interest. The portal will process personal data manually and automatically directly through its authorized employees and through processors authorized by the portal under personal data processing agreements. The portal will process personal data for a period of 5 years. The customer has the right to access their personal data processed by the portal, request their correction or deletion, or restrict processing, and the right to object to processing. The customer also has the right to obtain personal data concerning them, which they provided to the portal. Upon the customer's request, the portal will provide the data without undue delay in a structured, commonly used, and machine-readable format or provide it to another clearly identified controller at the customer's request. This right does not apply to personal data that is not processed automatically. The portal does not intend to provide personal data to third countries. If the customer believes that their personal data is being processed unlawfully, they may lodge a complaint with the supervisory authority, which in the Czech Republic is the Office for Personal Data Protection (www.uoou.cz).

9. **Final Provisions**
The customer agrees to the processing of their personal data by the portal and declares that they are authorized to grant this consent on behalf of all persons participating in the stay. These general terms and conditions of the portal apply to all stays listed on the website and come into effect on 1 January 2023, with effect for stays starting after 1 January 2023. The potential invalidity of individual provisions does not affect the overall validity of these conditions.
